Our membership with the Society of Chartered Surveyors Ireland (SCSI) is recognition of our professional competence.

Under the latest Building Control Amended Regulations BCAR in many circumstances an Assigned Certifiers is required to oversee the construction of the building process.  Limited to registered Architects, registered Building Surveyors and chartered Engineers, Nigel Redmond Architecture & Registered Building Surveyors are in a position to fulfill this necessary role.

Nigel Redmond Architecture & Building Surveyors certify the construction of new houses and extensions under the Opt Out Building Regulations. This will involve carrying out periodic inspections during the course of construction. Typically this will involve inspections of the foundations, floor slab, walls, roof and floors. We can liaise with the lending institution (bank) and issue Stage Payment Certificates and ‘sign off’ the building on completion.

Certification

Certificate of Compliance

Opinion on Compliance for existing buildings with regards Planning Permission & Building Regulations.  This is necessary should a property require to be sold or to be re-mortgaged.

Exemption Certificate

Exemption Certificates for Planning Permission carried out to existing buildings.

Declaration of Identity

Certified signing of Declaration of Identity and other legal documents in relation to property matters.  This is often necessary for the sale of a property.

Schedule of Condition

Prepared on an existing building prior to any development works been carried out or the commencement of any long-term lease.  This report records the current condition of the property with a back-up photographic schedule & identifies the location, type and extent of any current defects within a building.

Planning Searches

Many Solicitors acting on behalf of the vendor or purchaser often request a planning search on a property.  This will obtain the history of the site and detail surrounding and proposed developments, Zonage of lands, flood zones etc.

Snag Lists

A finishing schedule or Snag List an inspection and investigation of the construction and services of a newly built property in sufficient detail to allow the Building Surveyor to compile a list of shortcomings and irregularities with a newly built property.

A Snag List allows the client the opportunity to furnish the developer with a detailed list of snagging items, which should be attended to before the finalisation of Contracts.

Snag lists often identify over one hundred or more outstanding items to be addressed.
