Building Surveying Service:

We specialise in providing reports and advice to the home buyer and are well known in the region for our professional approach and quality of service. We aim to provide a fast and friendly service with concise jargon free reports.  All our building surveys are covered by Professional Indemnity Insurance.

The following are the various matters that are usually but not always included in a building survey.

Roof, Roof Coverings, Chimney, Roof Drainage, Walls, Internal Walls, Ceilings, Floors, Foundations, Damp Proof Course, Doors, Windows, Staircases and Other Joinery, Fireplaces, Chimney breasts and Flues, Sanitary Fittings, Soil and Waste Pipes, Storm Water Pipes, Insulation, Site Boundaries, Bathroom Fittings, Electricity, Gas or Oil Heating Systems, Dampness, Condensation, Timber Decay, Infestation by Wood Boring Insects and Garage

The levels of surveys we typically provide are as follows:

  • Condition Survey (Level 1)
  • Home Buyers Report (Level 2)
  • Full Building Survey (Level 3)

Condition Survey (Level 1)

This level of service includes solely a visual inspection, which is less extensive than a Home Buyers Report or a Building Survey. No tests what so ever are undertaken.  The report objectively describes the condition of the building, its services and the grounds through a visual walk through visual survey only.  It highlights (not comprehensively) any obvious risks to the building, people or grounds. The report is succinct & will only identify the major defects and problems.  Where we are unable to reach a conclusion with reasonable confidence, a recommendation for further investigation may be necessary.  This survey does not include advice on repairs or ongoing maintenance.  This report will not include for checking for Compliance with Planning Permission nor does it include for land registry/folio checking or take into account legal matters.

Home Buyers Report (Level 2)

This intermediate level of service includes a more extensive visual inspection of the building, its services and grounds.  Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, easily openable man hole lids and unobstructed under-floor crawl areas/basements).  The report objectively describes the condition of the different elements of the building & provides an assessment of the relative importance of the defects/problems. Testing is restricted to a moisture meter only and may involve the use of a Thermal Imaging Camera to isolated areas of the property.  It is stressed however that a Thermal Imaging Survey or Report is not carried out / produced.  At this level, although it is concise, the report may include advice about repairs and any ongoing maintenance issues, however where we are unable to reach a conclusion with reasonable confidence, a recommendation for further investigations may be necessary.  The home buyers report can result in referrals for further investigations. This report will not include for checking for Compliance with Planning Permission nor does it include for Land Registry/Folio map checking or take into account legal matters.

Building Survey (Level 3)

A Building Survey consists of a detailed visual inspection of the building, its services and the grounds that is more extensive than a Home Buyers Report.  In a non-destructive manner, we inspect concealed areas not normally opened or used by the occupiers (where it is safe and appropriate to do so and the owner/occupier has given permission). Testing occurs through the use of a Moisture Meter, Relative Humidity Meter & Thermal Imaging.  To what is possible, storm water and foul water are tested to ensure they are separate.  Services are tested and observed in normal operation – in other words, they are switched on and/or operated unless stated however no specialist testing is carried out.

The report objectively describes the form of construction and materials used for different parts of the property. It describes the condition and provides an assessment of the relative importance of the defects/problems. Additionally, it describes the identifiable risk of potential or hidden defects in areas not inspected, propose the most probable cause(s) of the defects based on the inspection, outline the likely scope of any appropriate remedial work and explain the likely consequences of non-repair, make general recommendations in respect of the priority and likely timescale for necessary work, identify and describe the legal implications of ownership in detail. 

Where we feel we are unable to reach the necessary conclusions with reasonable confidence, we will refer the matter for further investigations however usually Building Survey referrals are an exception rather than the rule. A Building Survey still aims to provide the client with all the information they need to make a purchase decision.

This report includes checking for Compliance with Planning Permission & land registry checking should the map be made available before the survey.  A Planning Search is not included.
